What is a Home Report?
What is a Home Report? – A home report is a legal requirement and must be carried out before we can market your property. A home report consists of 3 parts:
The Single Survey: This is an assessment of your property’s condition and valuation based on current market conditions.
Energy Performance Certificate: This is an assessment of the property’s energy efficiency. It provides buyers with an estimate of heating costs and offers recommendations on how how to improve the rating.
Property Questionnaire: This is a questionnaire completed by the seller, providing information on the property such as council tax, structural alterations and improvements.
Do I need a Solicitor?
Yes, the legal side of your sale must be dealt with by a qualified professional. At Kee Property we have an excellent in house conveyancing team who will handle all your conveyancing needs, ensuring that the process runs smoothly.
How long does the process take?
Once you have approved the home report survey we can have your property on the market within a few days. The average time taken to agree a sale depends on several factors such as property condition, location and price. Once a sale is agreed, the legal process can take between 4-8 weeks depending on your buyers position and agreed date of entry.
Will I have to conduct the viewings?
This is entirely your call! If you would prefer to do your own viewings you can do so, however at Kee Property, viewings are included at no extra cost.
