First Impressions Count!
Many buyers will make a drive-by visit to your property before they decide whether or not to proceed with an enquiry. Ensure your property looks good externally. Regularly maintain your lawn, trim hedges and remove any weeds. Consider giving the front door and the window frames a lick of paint if required.
Minimal Mess, Less Stress!
You need to declutter. Clutter makes a room feel smaller and can be a huge turn off. Make sure distinctive features like fireplaces can be fully appreciated. Let the natural light in by ensuring the curtains are fully open and windows are not obstructed by furniture or large ornaments. Keep the house warm in the winter however be sure to regularly throw open the windows to allow ventilation.
Clear away any toiletries, children’s bath toys etc and put out clean, dry, folded towels. Bath and shower fittings should be spotlessly clean. Open windows to clear away any excess moisture. Consider replacing bath and shower sealants if mould has accumulated.
Viewing Etiquette!
During viewings, turn off the TV and any music that might be distracting. Although it can be difficult when asked directly, try to avoid discussing figures. Instead ask the buyer to contact us. We will negotiate on your behalf in order to obtain the best price.
What’s Cooking?
Ensure all surfaces, fittings, handles, cupboard fronts and appliances are clean. As above, clear any clutter from surfaces and make sure the sink and draining area is completely clear. Pet bowls should be removed, and always let in fresh air to clear any lingering cooking smells. If you have time on your hands ahead of your viewing, fresh coffee and baked bread are the most appealing aromas to be found in the kitchen.
Those Pesky Kids…
Buyers want to see every room! Make an effort on every space in your house. Children’s rooms can sometimes appear like a hurricane has hit! Be sure to spend some time making them look like bedrooms again. Toys and clothes should be boxed and neatly stored away in cupboards
Bloomin’ Marvellous!
For many buyers the garden is one of the biggest selling points. As mentioned in point 1, ensure that your lawn is not overgrown and there are no weeds or overgrown bushes. Also ensure that any patio furniture is in good condition and there is no unnecessary rubbish visible.
Pet Hates…
We know you love your pets however potential buyers may not. If possible, ask a relative or neighbour to take care of them during a viewing so as not to distract a potential buyer from your property.
