The key to a successful simultaneous transaction is careful coordination of both sets of missives so that your entry dates align as closely as possible. Once missives are concluded on your purchase, you are legally committed to completing it. If your sale then falls through before missives are concluded on the sale side, you may need to proceed with your purchase using bridging finance or other arrangements. This is why your solicitor will carefully manage the timing of concluding missives on both transactions to minimise this risk. We will always advise you clearly on the risks at each stage.

This depends on your financial position. If you are able to complete your purchase independently of your sale proceeds, for example if you have sufficient savings or access to bridging finance, then it is possible to conclude missives on your purchase before your sale is finalised. If your purchase is dependent on your sale proceeds, your solicitor will usually recommend concluding missives on both transactions as close together as possible.

Bridging finance can be expensive and your solicitor will advise you on whether it is necessary in your circumstances and how to minimise the period for which it is required.
