Worst experience with an estate agency, avoid at all costs! I contacted Kee Property via email on the very first day a house was listed to arrange a viewing, but received zero response. I followed up with a second enquiry the next day and was ignored again. When I finally called them on the third day, I was told the seller had set a closing date in five days, but they promised to call me back to schedule a viewing. No one called. I had to ring them back myself later that same day, only to hear the exact same line and another promise that they’d call me to set up a viewing for Tuesday (the day before the closing date). Unsurprisingly, they never called. This is hands down the most unprofessional company in the industry I’ve ever had the misfortune of dealing with. Save yourself the stress and stay far away from them!

Had a really positive experience with David from Kee Property while looking to sell my flat, with excellent communication and a really competitive quote and valuation. While personal circumstances meant I ultimately opted for an alternative agent, David was fantastic and would definitely seriously consider using Kee Property in future

Your First Home, Made Simple

Buying your first home in Scotland is one of the biggest decisions you will ever make. The legal process is different from the rest of the UK and can feel unfamiliar, but with the right solicitor explaining each step as it happens, it is far more straightforward than it looks.

The Scottish Property System Is Different

Buying your first home in Scotland means navigating a process distinct from the rest of the UK. Every seller must provide a Home Report giving you a professional valuation and property condition summary before you commit. Once your solicitor concludes missives, the sale is legally binding and you are protected from losing the property to another buyer. Our Glasgow solicitors walk first-time buyers through each stage before it happens, so nothing comes as a surprise.

All Questions Are Welcome

Unsure about something? We have answered the questions our Glasgow clients ask most often about conveyancing, legal fees and the property process in Scotland.

Yes. In Scotland, unlike in England and Wales, a solicitor must handle the conveyancing process by law. Licensed conveyancers cannot act in Scotland. Your solicitor submits your offer, concludes missives and registers the title on your behalf. It is not something you can do yourself.

Once your offer is accepted, your solicitor will carry out property searches, review the title deeds, check the Home Report, liaise with your mortgage lender and negotiate the conclusion of missives. Once missives are concluded the sale is legally binding. Your solicitor then manages the settlement process through to your entry date.

A Home Report is a legal requirement for any property being marketed for sale in Scotland. As a buyer, you are entitled to request a copy before making an offer. It includes a single survey, an energy performance certificate and a property questionnaire. Your solicitor will review the Home Report as part of the conveyancing process and advise you on any issues it raises.

Our target exchange time is 12 to 14 weeks, which is around four weeks faster than the industry average. Timescales can vary depending on whether a mortgage is involved, the complexity of the title and how quickly the other parties respond. Your dedicated solicitor keeps you updated throughout so you always know where your case stands.

Missives are the formal written offers and acceptances exchanged between your solicitor and the seller’s solicitor. Once all the terms are agreed and missives are concluded, the sale becomes legally binding for both parties. This is different from England and Wales where a sale only becomes binding at exchange of contracts.

We handle the conveyancing side of your purchase. For mortgage advice, we recommend speaking to an independent mortgage broker who can compare products across the whole market. Once you have a mortgage offer in place, your dedicated solicitor will liaise directly with your lender throughout the conveyancing process.

Land and Buildings Transaction Tax (LBTT) is the Scottish equivalent of Stamp Duty. First-time buyers in Scotland benefit from LBTT relief on properties up to a certain threshold. Your solicitor will calculate your LBTT liability, advise you on any relief you are entitled to and submit the LBTT return to Revenue Scotland on your behalf at completion.

We charge a fixed legal fee confirmed from the outset, so you know exactly what you are paying before we start. There are no hourly rates and no hidden charges at completion. Visit our pricing page for a full breakdown of our first-time buyer conveyancing fees.
